I recently purchased the vacant lot next to my grandmother's house. The land has been vacant now for 30+ years be it that it is in the hood it makes no financial sense to build a home and rent it out due to obvious factors it is also not feasible to open a business in the area.
I paid nearly $12,000 for an acre in my best financial sense the cheapest and quickest way for me to turn a profit is to get into horticulture. The land obviously has fertile soil and seeing as all I would need to be positive on the land is $500 a month. The expense of setting a dwelling on the land and the risk of damages to the property are far greater that say growing flowers.
Where it would cost min $120,000 to obtain a return in rent of $400 - $700 a month it would turn my ROI from 24 months to max of 171 months.
